STAGE ONE – PRE DA
  • Development planning – maximising cost-effective solutions for optimum design and function for all common area space, including plant facilities and recreation areas for the enjoyment of residents and guests.
STAGE TWO – CONSTRUCTION PHASE
  • Continuous consultancy throughout the construction phase re common areas in order to maximise ROI
  • Preparation of Strata Management Statement, BMC Creation – advice & expertise on Titling structures
  • Attending project launch events
  • Advice on Budgets, estimating levies
  • Preparation of Initial Maintenance Schedule
  • Preparation of By-Laws
  • Tender process for Building Management, Concierge, Cleaning, Gardening Services – compliant with budgets for services

STAGE 3 – REGISTRATION, SETTLEMENT & HANDOVER
  • Seamless Settlement handover including ‘welcome packs’ and warranties provided to solicitors for purchasers
  • Effective Defect Management, coordinating the compilation of all defects, in private residences and common areas, logging and recording all concerns in our interactive online portal which is interactive, transparent and compliant.
  • Assisting with rectification processes as required.

STAGE 4 – PROFESSIONAL STRATA MANAGEMENT
  • Chair the Inaugural General Meeting (IGM) and the First Annual General Meeting (FAGM) of the Owners Corporation
  • Implement the signing of contractor agreements with the Strata Committee
  • Facilitate a smooth transition from developer to Owners Corporation, including all documentation, including the initial maintenance schedule
  • Maintain the reputation of the Developer and Project through clear transparent communication in any rectification process
  • Guide the owners to achieve successful and harmonious community living through courteous and respectful advice on professional Strata Management
